Financing Options for Custom Homes, Renovations, and ADUs
Most custom home projects are funded through construction loans, renovation loans, cash-out refinancing, home equity lines of credit (HELOCs), or other private financing options.
We are already an approved builder with several banks and regularly work with lenders who specialize in construction financing. If you plan to finance your project through a bank or lender, we are happy to complete any builder approval process required by your institution of choice.
During the planning and construction phases, we coordinate with your lender to provide the documentation needed for loan approvals, construction draws, and project updates. Payment schedules are typically structured through lender draw schedules or milestone-based payments depending on the financing method.
Financing Resources
Depending on the project scope, some homeowners choose to use home equity lines of credit (HELOCs), cash-out refinancing, or home improvement loans to fund renovations, ADUs, or smaller structures.
For certain smaller projects, some of our clients have also successfully used LightStream, which offers unsecured home improvement loans that can work well for projects that do not require a full construction loan.

How Construction Loans Typically Work
Most custom home projects are financed through a construction loan that converts to a traditional mortgage once the home is completed. During construction, the lender releases funds in stages called draws as the project progresses. These draws are typically tied to construction milestones such as foundation completion, framing, mechanical systems, and final completion.

When to Start Exploring Financing
If you are planning a custom home project, it’s usually helpful to speak with a lender early in the planning process. Early conversations can help determine your budget range, loan options, and timeline before design and construction planning begins, which can make the planning and building process smoother.
Using Land Equity to Finance Construction
Many homeowners in the Texas Hill Country already own land or property where they plan to build. In some cases, the equity in that land can be used as part of the financing for a construction loan.
Depending on the lender and loan structure, the value of the land may count toward the required equity or down payment for the project. This can make it easier for homeowners who already own property to move forward with building a custom home.
