Do you build on client-owned land?
Yes. Most of our custom homes are built on land our clients already own. Whether you've had your property for years or just purchased it, we'll walk you through the entire process- from evaluating the site and coordinating surveys, septic, well, and engineering (if needed), to permitting and construction. Building on raw land can feel overwhelming, but we'll help you understand each step before we ever break ground.
How much does it cost to build a custom home in San Antonio or the Texas Hill Country?
There isn't a one-size-fits-all answer because every home is different. The size of the home, the level of finishes, and the property itself all affect the final cost. During our initial conversations, we'll discuss your goals, budget, and the features that matter most to you. From there, we put together a realistic estimate so you have a clear understanding of what to expect before moving forward. We believe it's better to be transparent from the beginning than to surprise you later.
Can I bring my own floor plan or modify one of yours?
Absolutely. If you already have a floor plan you love, we're happy to build from it. If you're still exploring ideas, we can help you modify an existing plan or design something that's uniquely yours. Our goal is to build a home that works for the way you live - not to fit you into a predetermined plan. We'll work with you throughout the design process to make sure your home fits your lifestyle, your property, and your budget.
What areas do you serve?
We primarily build throughout the Hill Country and San Antonio. If you're not sure whether we build in your area, just reach out. We're always happy to let you know if your project is within our service area.
How long does it take to build a custom home?
Every project is different, so the timeline depends on the size of the home, the level of customization, permitting, and site conditions. Before construction begins, we'll give you a realistic timeline and keep you updated throughout the build. We believe good communication is just as important as quality craftsmanship, so you'll always know where your project stands.
What makes Capricorn Concepts different from other builders?
We're intentionally a small builder because we believe our clients deserve our time and attention. We take on a limited number of projects so we can stay involved from start to finish. You'll work directly with us throughout the process, and Luke is on-site overseeing construction - not managing projects from behind a desk. We believe building a home should be a collaborative experience, with honest communication, quality craftsmanship, and no surprises.
Do you only build large custom homes?
We build projects of all sizes, from custom homes to guest houses, casitas, pool houses, workshops, and other specialty structures. Whether you're adding living space to your property or building your forever home, we bring the same attention to detail and commitment to quality to every project.
Do you help with permitting and site preparation?
Yes. We help guide you through everything that happens before construction begins, including permitting, site planning, and coordinating the services needed to get your project ready to build. Every property is different, so we'll explain what's required for your specific site and help you navigate the process from start to finish.
What is an ADU or casita?
An ADU, or Accessory Dwelling Unit, is a smaller home built on the same property as your primary residence. Some people call them casitas, guest houses, or backyard homes. They can be used for family members, guests, a home office, rental income, or simply as extra living space.
Do you offer shell-only or dry-in builds?
Yes. This is a great option for clients who want to finish the interior themselves after the exterior is complete. We'll work with you to clearly define what's included so everyone has the same expectations before construction begins.
Can you build pool houses and outdoor living spaces?
Yes. We build custom pool houses, outdoor kitchens, covered patios, and other outdoor living spaces that are designed to complement your home and the way you use your property. Whether you're looking for a simple entertaining space or a fully equipped guest retreat, we'll work with you to create something that's both functional and built to last.
Do you offer financing or work with lenders?
While we don't provide financing ourselves, we're happy to help you understand your options. If you need a construction loan, we can connect you with lenders who regularly work with custom home projects. Whether you're financing your build or paying cash, we'll work closely with you throughout the process to help keep your project moving smoothly.
