Shell-Only Builds

Some homeowners prefer to have the primary structure professionally built and then complete the interior work themselves or with their own trades. Shell-only construction provides that option.

With a shell build, Capricorn Concepts constructs the structural components of the building and brings the project to a weather-tight condition. This typically includes the foundation, structural framing, roofing, windows, exterior doors, and exterior siding. Once the shell is complete, the homeowner can finish the interior on their own timeline.

Shell construction is commonly used for projects like accessory dwelling units (ADUs), barndominiums, guest houses, workshops, and owner-finished homes where our clients plan to complete interior items like cabinetry, flooring, trim, and interior finishes after the primary structure is complete.

Because every property and building design is different, shell-only construction projects are planned and priced during the early design and budgeting phase. We will work with you to determine the structural scope of the project and coordinate the appropriate engineering, permitting, and construction required to get the building safely dried in and ready for interior work.

In some cases we can also coordinate select rough-in trades such as plumbing, electrical, or HVAC depending on the scope of the project and how you plan to complete the interior.
